The Open Banking income verification and identity checks were completed quickly, which aggregates the baseline data well. > > **Cons**: While my letting agent is the direct customer who uses the platform, as the landlord, I am the end-user who has to rely on Goodlord's referencing reports to make binding legal decisions. The automated referencing algorithm is overly rigid and lacks basic human common sense. When my prospective tenants had a minor standing order issue resulting in 3 late payments over 3 years (despite excellent income and a positive reference stating their landlord would happily rent to them again), Goodlord issued a "Conditional Pass." The absurd part? Their system explicitly recommended that both primary tenants "can only pass on the strict condition of not being liable for rent". Recommending that a primary tenant simply not be liable for rent is legally nonsensical and completely detached from the reality of the lettings market. Instead of offering realistic, actionable advice, such as explicitly advising the landlord to request a fully referenced guarantor, they generate vague, unhelpful warnings while simultaneously stating on the report that they accept zero liability for their own recommendations. > > While my letting agent is the direct customer who uses the platform, as the landlord, I am the end-user who has to rely on Goodlord's referencing reports to make binding legal decisions. Highly frustrating. Goodlord's "computer says no" approach and clunky wording created a direct contradiction with my Rent Guarantee Insurance policy requirements. Their unrealistic automated recommendation nearly cost my letting agent their deal and caused massive, unnecessary stress for perfectly good tenants who were facing a tight moving deadline. Landlords and letting agents should be very wary of relying on their automated decisions, as the lack of nuance can actively sabotage secure tenancies. ----- ### "Excellent Lettings Software" — 5.0/5 > **katie** | *22 December 2022* | Real Estate | Recommendation rating: 9.0/10 > > **Pros**: Goodlord is incredibly secure, and detailed application for organising lettings information.
