ONE OF THE BEST PM SOFTWARES OUT THERE! Easily 4.7 out of 5 ⭐

Comments: Overall, I would say since day 1 of using Buildium I was easily able to navigate through it and udnerstand where everything was. I would say this has been one of the most user friendly tools I have worked with, so if you're looking for a user friendly platform this is it! There's also a ton of features and a lot of ways for one PM company to use this collaboratively which only adds points to it. I've had a really good experience with Buildium, with their support and I can comfortably say I would reccomend them :)

Pros:

I mainly work with application processing and screening, as well as applicant/prospect communication. I've experienced other softwares where it's super difficult to track stages or completion of certain "checkpoints" but with Buildium it's super easy! You can customize checlists on the application to easily keep track of what needs to be done and also so your team can easily view the current status. Another great bonus point is the screenings are very thorough and are ready within minutes of requesting them and overall the platform is super user firnedly, all information has a place and I find it really easy to operate.

Cons:

Overall I really don't have any major issues with the platform, my only one is the security measure it has in place sometimes while running payments with the same payment method. If it happens to be that 2 applicants submitted a payment with the same card, it requires a small buffer time between each application payment being processed. It's not really a big deal but I'm big on having my "flow-state" so it just kills my vibe sometimes a litte bit, but outside of that I believe strongly that Buildium is a tool that is constantly maintained and updated and there's no major flows to its functionality!

Comments: There were some customer service challenges initially. The digital support wasn't addressing what I wanted and it may have been because I couldn't express it properly. A short phone call would likely have resolved in far less time.

Pros:

Ledgers are clear, easy to adjust, and helpful for tenants.

Cons:

At the plan we're on we don't speak to live people. I think that in this model everyone loses issues take 5x longer to resolve, the user gets frustrated and everyone's time is wasted.

Poor Customer Service

Pros:

Friendly interface and good functionality overall.

Cons:

The Customer Service is VERY POOR - tickets get generated but not followed up on. You have to call multiple times because you get to speak to untrained and unexperienced people who are very limited in their action to solve an issue. Our business was in put in serious jeopardy due to Buildium's decision to put a hold on our bank account due to incompetencies of underwriting team of verifying basic information as an SSN - we had to wait a week to get the funds released when finally (after 3 years of service) they were able to run a basic background check on us to confirm that everything was in order. Very poor business decision on Buildium's side.... Be very careful when trusting a company like Buildium run your customer finances in this manner..... Very disappointing and unprofessional!!!

Very Good Property Management Software Option

Comments: Overall, I recommend this software to all of my property management clients who are looking for a new software. I just warn them to make sure it has all of the features needed and to check out the built in Apps to supplement features that may be missing. I definitely recommend for small growing PM firms who are cost conscious and don't meet the requirements for some of the other software.

Pros:

I like that Buildium is affordable and easy to use. I would also say they have better than average support for a PM software.

Cons:

It is not as customizable as other property management software, so it is important to review this software carefully before choosing it. It needs to be a good fit for your property management model.

Comments: We are very pleased and just signed up for another year. I have moved several friends (owners/property managers) onto Buildium and they have loved it as well.

Pros:

Buildium is incredible. We came from PropertyWare which is old and lame. The UI dated and lame, but Buildium is all improved. We love it!! The leasing process and managing tenant move it’s is a breeze. Honestly every part has been great. Support is also very good if a question comes up.

Cons:

The only thing that tenants have complained about are the fees associated with online payments. They are close to $15 for a transaction (tenant pays). We were used to our tenants only need to pay a $1-$3 fee per transaction. But it’s not that big a deal.

Comments: Positive. Very similar to my thoughts above in the Pros section. Have valued and enjoyed seeing what Real Page has done with this product since the acquisition a few years back.

Pros:

Other than how easy and clean the layout is.....my favorite part of Buildium is how they utilize and solicit user feedback....and then for the most part, implement the right changes.

Cons:

The Financial Reports and Accounting modules are still lacking. Not to mention the Financials Tab within the Accounting module....is just useless in my opinion. Would love to see Buildium really take the time and initiate to improve and revise this. Which would include getting feedback from any users who are Accountants or CPAs by trade or have those backgrounds. Myself for example would love to partake in this if asked.

Buildium for Property Mangement

Comments: It is a very good property manage3ment tool.

Pros:

Buildium is very user friendly and provides owner access 24/7/365 which is vital.

Cons:

Multiple screens to get needed information, i.e. applicant email was removed from list of new applicants. Application must be opened to get contact information. Ability to copy email addresses from screen to send email outside Buildium system was removed. Most cons would be slanted toward my personal usage requirements of the product.

Pros:

It's really easy to use, but still gives us very advanced tools. Robust trust accounting makes auditing and compliance easy. Support is always good and prompt. They are constantly making updates and improvements and seem to really care about the product. I like features that save me time and Buildium delivers. Really good tenant app, tenants really like it. Communication features work well.

Cons:

Buildium is great for PMs who manage up to about 100 properties. It lacks the features that you need for over that amount, such as advanced batch reports, missing many standardized features and tools, no inspection schedule tracking, and the manager app isn't the best.

Buildium Is a Professional Property Management Software at An Economical Price

Comments: I have tried many Property Management Software items throughout my career. Still, Buildium offers far more features for the price than any other software, along with the Buildium Academy, and continually updates the software to include more features.

Pros:

I like the multitude of features that Buildium offers, with work orders, rent tracking, and accounting among the most helpful.

Cons:

In my opinion, Buildium's many features are hidden by an antiquated interface, making it difficult to learn initially. If this interface had a more modern feel, it might attract even more customers once they could see its many powerful features.

Cost Efficient PM Software

Comments: I really like Buildium and the ease it offers. I've used 3 other softwares and Buildium is as good or better.

Pros:

The reporting and accounting is very good in comparison to other softwares.

Cons:

You have to click through several links to get to places when it could be compartmentalized better. Example - Click property, click unit, click lease, click tenant. This could be cut in half.

For navigating, we often offer different avenues to get to a particular page so you can find one that works best for your flow. For example, when looking for a tenant, you can take the path you mentioned, but you can also find them through the Rent Roll page, or even more directly on the Tenants, both of which are in the Rentals menu. An even more direct option is through the global search at the top of every page. Just type the resident's name, and click! Hope that helps! Thanks again.

I like Buildium

Comments: It has been a great experience for me, I have use several Property management software and Buildium by far has been the best one.

Pros:

It is very user friendly and easy to navigate.

Cons:

I do not like if a tenant has a credit on their ledger it automatically charges them a late fee, it is like Buildium can not distinguish a credit from a balance owed.

Great Product

Comments: Very very good. I would recommend moving to it if you do Property Management

Pros:

Accounting reports that tie out the balance sheet and allow you to drill down.

Cons:

Prepaids is a bit confusing. Budget vs actual report cannot do thru the month vs the end of the year without picking up some of the current month. Some CS reps are better than others but overall helpful

Building our business with Buildium

Comments: Extremely positive, cost effective, and reliable. Fully featured including Tenant Portal, repair requests receiving and tracking. Now includes document signing at no extra cost. Support is friendly and quick to solve problems keeping us on track.

Pros:

Now that we have worked with it for a few years Buildium is an integral part of our operation. We could not operate as efficiently and as professionally as we do.

Cons:

Very steep learning curve and there are still times when things happen we can't fix ourselves. But Buildium tech support is extremely understanding and quick to locate and fix issues.

Buildium will Build Your Business

Comments: Fabulous! continual improvement towards excellence. Love the collaborators option recently added to tasks, as well as online bill approval

accounting is great - excellent reporting capabilities, resident portal is excellent value, task and work order management is streamlined and logical

Cons:

mobile app is limited, browser is not mobile optimized, don't care for the files upload categories and would like a "custom" violation option

Communication Central!

Comments: it's here. but I think it can be better. I can the impression it was made mainly for HOA association and that is not me.

Pros:

Keep tracks of the to do task and make recurring tasks.

Cons:

that the tenants have difficult time responding within the request they made. and that they change the state. Also dislike that the workorder tab and the bill do not work together as much as i would like.

Comments: Overall very user-friendly software. Easy to navigate. They had a representative come to our office to troubleshoot any issues and work on new ideas with us for solutions and new features.

Pros:

Easy to navigate. The menu is not overcrowded with unused options. Search bar picks up a lot of details to easily find owners. Easy payment options for owners and clear cut statements.

Cons:

Nothing really. Minor glitches and they had a representative come to our office to troubleshoot any issues and work on new ideas with us for solutions and new features.

The customer service was sometimes very difficult to reach. They also shut it down for meetings a little too often!

Buildium is great when you're very small

Comments: I feel I've outgrown Buildium. When you're very small the price is right and can't be beat. As you grow, their features are just not nearly as good as other products out there.

Pros:

Buildium has a friendly, easy user interface and was easy to set up in the beginning. They have a thorough knowledge base.

Cons:

It is very clunky to perform many multi-step functions in Buildium, and many of them should be automated but aren't. Handling credit cards is a pain. They'll roll out improvements that you didn't think were a problem but not roll out functions that seem to be way more critical.
