Guesty's structure is really decent and they are always looking for ways to make their product better. They have integrations with a lot of platforms and really make your life easier.
The support team can be a bit longer to reply and it can cause some frustration especially when dealing with live problems happening at the hotel or on the platforms.

Guesty is Amazing!!!
Pros:
Guesty has been an amazing platform for our company. It has provided us with more features than ever before, streamlined all of our processes, and is very user-friendly. Everyone at Guesty has been amazing to work with as well. Guesty Support is always available to help with any questions or issues very quickly. Our Customer Success Manager, [sensitive content hidden], has also been great to work with during our transition to Guesty and still is a part of our success today.
Cons:
Guesty has been great to work with and if there is anything you dislike, let them know. They likely already have something in the works to change or streamline any processes or aspects you dislike. If not, they will likely help get you what you need!

Started out great, last 6 months have been a nightmare!
Comments: when we initially started, we only had 1 listing. in the 4 years we've been with them, we now have 52 listings. we loved their software, and specifically chose them because of the 20+ providers we tested, they were the only one that had a grandparent, parent, child relationship, allowing us to be more flexible in our creation of listings. However, in the last 6 months, their software made changes to our listings on its own, with no approval from us as the user. as a result, during our busiest season, we went from an 82% occupancy, to 58%. it took months to identify the issue, and still to this day, guesty still hasn't identified how it happened or provided a solution to fix it. we've had to create our own work around just to avoid the issue. on top of that, we also found out that their integration to booking.com was not mapping correctly, and rather than fixing the issue, we were told to delete the listing and create a new one, loosing years of reviews and other data. On top of all these errors, we worked with the team at guesty to create a pricing structure that was more in line with other providers in the market, signed a new contract with them, and still to this day, they still have not implemented those pricing changes to our account. Lastly, trying to get any response from the guesty team takes days at best, but most likely will be weeks before you actually get any kind of headway leading in to months before anything is actually resolved. for an account we pay thousands of dollars each month, we don't have a dedicated account rep, and the customer service is atrocious,
Pros:
They are the only PMS system we've been able to find that allows a Grandparent, parent, child relationship when creating listings and having those listings block the correct corresponding properties
Cons:
their price is absolutely exorbitant, their customer service is horrendous, and within the last 6 months, their software (without any changes requested by us as the user), made internal edits to scheduling that costs us thousands of dollars

Property owner's perspective.
Comments: They should just give the owner the management interface and let the property manager decide what features / information the owner has access too.
Pros:
Most importantly, channel management works well.
Cons:
The property owner's portal is terrible. Lacks information, to the point I feel like they are trying to conceal information from the owner. -Calendar view only displays one unit at a time -No room status (clean/dirty) -No channel information -No room tax information -No total revenue information -Jenky estimated owner revenue -Selecting date range is jenky

Guesty is a Great Solution for Vacation Rental Management
Comments: My overall experience with Guesty has been superb. From the sales agent who negotiated a price within my parameters, to the onboarding team and the support team, I have no complaints. I feel I have a partnership with this company and the main goal is for everyone to succeed.
Pros:
(1) Tech support is awesome. I have monthly meetings with my Guesty success partner which really helps to get the maximum benefit from the software. I have questions, he gets me answers. When I have suggestions for future roll outs, he forwards them to the design team. (2) The company continues to evolve with the demands of their clients. (3) One of the main reasons I switched to Guesty was for the trust accounting component. I need and want everything in one place and Guesty has it. (4) Guesty is always rolling out new features or improving existing features. I love anything that allows me to do what I do better and more efficiently. Working smarter not harder is a primary goal.
Cons:
After using 2 other vacation rental platforms, my one con applies to them all, and that is the time it takes to set it up. This is a feature rich platform, so I don't know how it could be made easier or faster. However, Guesty will walk you through every feature to get you set up. It is a process and not an overnight task.
Alternatives Considered: VRAccounting
Reasons for Choosing Guesty: I was with LiveRez for several years and made the switched to Hostaway for better integration with the OTAs. LiveRez required a channel manager and that was not a seemless process, and then switched to Guesty. I was looking for an accounting solution and they were developing it at the time I switched.

Reasons for Switching to Guesty: I asked a lot of questions at the VRMA conference in Chicago and Vegas. I gave Ximplify ago and that was a very costly disaster and a big fat mess to clean up. It wasn't a knee jerk reaction to switch to Guesty. I had several meetings with the sales rep to ask questions and preview the software before I would commit. Changing software isn't easy when you have a lot of properties and reservations already in place. It isn't something I recommend anyone do on a whim.

Comments: Better than Lodgify, streamline, and Escapia. However, Guesty is not good for enterprise property managers.
Pros:
Integrates with AirBnB very well. [sensitive content hidden] is a rockstar.
Cons:
Accounting sucks, not past data for cancelled reservations or homes that have off-boarded, slow to update key API connections.

Worst service ever
Comments: I greatly despise this company and would never do business with them, or recommend them to anybody. There are several other options that are way better. I would use anybody, but this company has most of them have all the same features, but most likely have a staff that actually cares about what they are doing. The [sensitive content hidden] of this company Obviously set the tone that the only thing they care about is profits and it shows their whole team. Good luck trying to get something done with them or get good customer service.
Pros:
They have many apps that you can integrate with and use for your properties especially if you just do regular vacation rentals.
Cons:
The integration process was a nightmare they bought our previous company Kigo, and stopped supporting it and forced us to switch over. We had a catastrophic nightmare integration with Vrbo, which would’ve put us out of business. If we didn’t think fast and change the whole nature of our business, nobody over there cares about anything none of the employees are the least bit concerned with anything. They could care less about you as a client.

No PM software is perfect
Comments: Overall, the experience is positive and Guesty offers the best option for what our company needs.
Pros:
The customer service team is the best part about Guesty. They are very quick to respond and help.
Cons:
I don't love the automations feature for communicating w/guests. It is confusing and seems overkill. It is not easy w/70+properties with different needs and multiple platforms.

Guesty is the ONLY software you should use
Comments: Having tried three other software solutions (Loodgix, Streamline, MyVR), I can confidently say that the team at Guesty and my account manager [sensitive content hidden] is the ONLY software you need to consider. Their platform is not just user-friendly; it's a hospitality powerhouse. Managing bookings and communicating with guests, accounting, lock management, distribution channel management, Merchant service, automations and more are a breeze. What sets Guesty apart is their unmatched customer service. They are always easy to reach, and their team genuinely cares about their hosts. The level of support and attention they provide is unparalleled. In the world of property management, Guesty is my go-to. I wouldn't think about switching – they've redefined the hosting experience with their hospitality-centric approach. If you want a software partner that truly values its hosts, look no further than Guesty.
Pros:
Guesty is easy to use, has the best UI, hundreds of quality of life features most channel managers do not have, almost 0 limitations. The list goes on. I have my own account manager [sensitive content hidden] that we have biweekly meetings scheduled to go over new features, questions, etc.
Cons:
There is not one thing I have negative to say. If I ever have an issue, they most likely have an answer or a workaround.

Guesty is the gold standard for vacation rental property managers
Comments: There is a reason Guesty is one of the most funded PMS companies in the vacation rental industry. They are the trail blazers and gold standard when it comes to property management software. From the amazing hands on support, to the stability of the software, I am so happy we made the decision to use Guesty.
Pros:
- Dedicated account rep (shout out [sensitive content hidden]🤘) and great around the clock support team - Guesty has all the features a professional property manager needs. We have vetted and used countless other solutions and all of them were missing or weak in at least one area. Guesty has everything we need and more. - The Analytics addon is great and gives our business the clarity we have been looking for on a number of metrics from financials to reviews.- Onobarding onto the Guesty from our previous providor was also great. We were able to easily export our existing reservations and move them over.- The mobile app is great as well, our reservations team lives there and is able to answer guest messages from anywhere. - We have not had any calendar syncing issues acrosss multiple platforms and can rely on having up to date calendars as well as integrating with other softwares like Wheelhouse for our pricing or Breezeway for cleans.
Cons:
- The Guesty team has already been made aware and is pledging to roll out some updates, but currently we do not have as much control over reservaiton financials as we had with other platform. We are excited for some updates here. - We came into the relationship knowing about it, but for the unsuspecting user, there is an upsell on every turn. I'm not mad about it, Guesty is a venture backed company that needs to show returns, but just be aware there will always be an upsell, even for some things that other platforms may include in the core package.

The fact that information changes place - sometimes custom fields are moved for example. Also, when you try to edit more than 2 custom fields at a time, it will not save.

Fantastic CRM
Comments:
The system was easy to learn but does need further development to be 5/5. [sensitive content hidden]
however our CRM gets a 10/5 ( I know not possible but it is true) he is amazing.
Pros:
The best thing about Guesty is the backup support from [sensitive content hidden] our CRM. He is on the ball and always ready to assist in any way he can.
Cons:
Slowness in the development team rectifying issues. They need more staff so things that create more work than necessary are rectified in less time than 3 months!

Terrible support - be aware
Comments: It is nice as long as you don't need help ! If you ever need support for technical issue, you will regret doing business with them.
Pros:
Easy to use and good looking. It made the property management easier with automatic messages and other nice features
Cons:
We randomly had problems one day, our account has been deactivated mysteriously. Our bill was paid, everything was normal, but no more syncing and impossible to work with the system. One day before, they charged us all the commission for upcoming reservations and seem to have pulled the plug with us (long term customers, which did noting bad....)It is impossible to get ahold of the customer service, nobody can help and they close my online tickets without resolving the situation!
Alternatives Considered: Lodgify
Reasons for Choosing Guesty: A friend of mine is with this system and it works really well, he suggested me to use it.

Reasons for Switching to Guesty: I tought it was better.... But I was wrong
Robust for medium to large companies
Comments: My experience with Guesty has been really good, the customer support usually gets back to us within 24 hours and it's a real person (via email), it checks all the boxes for features we use and it gets the job done.
Pros:
It's robust, has a lot of features that a lot of the other guys don't have yet, like inbox assignment, ability to see listing info from the app, and you're able to click into the guest profile.
Cons:
There were a lot of hiccups when we first started with Guesty but it's grown into a great machine, however there is a cost for that. So you'll definitely pay more than the other guys, it just depends on what features you need. I don't really like it when they roll out new features that take away other features I liked.

False Advertisement simply.
Comments: Guesty does NOT have SUPPORT. Though the sales team are "escalating the issue" or "handling it" or "contacting support on our behalf". All we have are messages saying to put a payment processor. We asked for a direct call with support to address these serious issues. The Answer: Support is "evaluating the best way to get back to you regarding that" . Yup...They don't know about phones, direct emails, Google Meet, Zoom, Face time, Whatsapp Video etc...They're evaluating!One thing that DOES WORK though...is INVOICING. We've been invoiced:1- An integration that still has not happened2- Monthly invoices for a software that is costing us tons of time and moneyAnyway.. Now with HOSTAWAY and they are honest and know their product.

The advertising was great but reality did not measure up.

Simply put...False advertisement.I have been a Vacation Rental Manager for the last 15 years and have used a large array of channel software. We decided the switch to Guesty in October . It was a tight decision between Hostaway and Guesty. We do not use a payment pocessor.We went with Guesty. It has now been a few months and nothing we were told about the aspects of the software is true in our case.Guesty does NOT have a UNIFIED INBOX. Website and Vrbo not covered.Guesty does NOT manage BOOKINGS. You cannot set up reminders for upcoming balance based on your booking schedule. It has to be done manually. Guesty is NOT SAFE. While on a chat with a guest, the chat of another guest appeared! So guest information is not even safe.Guesty is NOT a CHANNEL MANAGER . Special price variations like short stays do not populate to all channels. Only to our website and not other channels. Bummer. Guesty does NOT work without a payment processor. Even though we precised this and were assured it would work.Guesty does NOT CALCULATE booking payments. INTEGRATION does NOT take 5 weeks.

Austin & Peta have been great account managers throughout our entire Guesty Journey! Systems are great and we have been partners for 6 years and counting.
Cons:
Pilot programs can take time to kick off, but mostly once running they work well.

Great PMS for Vacation Rentals

Pros:
The system is amazing and is perfect for business models that cater to short-term rentals / Vacation rentals.
Cons:
- The interface needs improvement to be user-friendly. - Adjusting rates for multiple listings under the same category should be easier instead of having to manually adjust it per listing
Awesome Property Management System
Pros:
Guesty is a great property management system, it is very user friendly and handles most of out day-to-day operations like a breeze. It is a great system that offers so much more than meets the eye. She is super helpful and always makes sure we are taken care and our business is getting the most from Guesty as possible.

Pros:
Using Guesty since April 2023. I am extremely satisfied with the service provided as of now. If you are ready to take your rental business to the next level, go ahead and migrate to Guesty.
Cons:
As of now there is nothing I would change from Guesty. However, would be happier if it was less pricy.
Guesty is great!
Pros:
Guesty has been a really amazing software and tool for us to manage our homes and short-let bookings. I have been using the product daily for a year - there is still a lot to learn, in terms of optimizing the tools available through the software. Guetsy certainly works for us in the way we are using the product and we will continue to evolve with the product.
Cons:
I would like to see the overview page more visual, in the way of demonstrating what today looks like across our portfolio of homes. Check-ins and outs, whos in stay, whos coming soon etc.

One of the cons of using Guesty as a short-term rental management system is that it can get pricey compared to other PMS options. However, if you are operating in a high demand short-term rental market, the expense is well worth the expense.
